Code Civil lease and its benefits
« Code Civil » leases are signed in two distinctive cases:
- Corporate leases:
- The lease is signed by the company, which directly pays the rent.
- The lease is signed by the occupant, who receives allowances from his / her employer (in addition to salary package). These allowances may cover a portion or the entirety of the rent.
- Secondary residences for the tenant (the property does not constitute the tenant’s main residence).
The “Code Civil” lease is significantly more flexible than the “main residence” lease : both parties can freely agree on the lease duration, renewal conditions, notice period, and the amount of the security deposit.
“Code Civil” leases are exempt from Paris’ rent control regulations.

- 90% of our rentals are based on “Code Civil” leases : corporate leases, leases with expats or secondary residences for tenants
- 80% of our tenants are expatriates in Paris for professional reasons.
Important note: We do not sign “bail mobilité” leases. “Code civil” leases offer more flexibility and benefits to owners (e.g., requiring a security deposit). Feel free to contact us for more information.
