Finding and renting an apartment
How do I rent an apartment with Eiffel Housing?
- Contact us by telephone (+ 33 1 84 60 98 95), by e-mail (info@eiffel-housing.com) or via the form on our website, indicating the apartment you are interested in, and the main features of your file/profile.
- We’ll let you know which documents you’ll need for your application, depending on your situation.
- We usually respond within 48 working hours.
How long can I rent an apartment with Eiffel Housing?
- EIFFEL HOUSING specializes in long-term rentals of empty or furnished apartments.
- In general, we sign leases for :
- 1 year renewable by tacit agreement for furnished accommodation ;
- 3 years renewable by tacit agreement for empty homes.
- For company housing and second homes (known as “Civil Code” leases), the parties are free to set the lease term and renewal conditions.
I work in a liberal profession. Am I allowed to receive clients in the apartment?
- With some exceptions, the apartments we rent are intended for residential use.
- The exercise of a liberal profession in the dwelling is subject to the owner’s approval and must be authorized by the condominium by-laws.
What are my obligations as a tenant?
- First of all, you need to provide proof of home insurance when you hand over the keys.
- As a tenant, you must then :
- At the beginning of each month, pay the rent due on the basis of the notice you have received;
- Take out a boiler maintenance contract (if applicable) and provide proof;
- Transfer electricity and gas contracts (if applicable) to your name;
- Take care of the apartment, maintain it and carry out any repairs for which you are responsible (see Problems during the rental period);
- Enjoy the property peacefully as a “good father of the family” and respect the peace and quiet of the neighborhood.
What supporting documents do I need to rent an apartment?
- If your company is taking over the lease :
- Copy of Kbis less than 3 months old;
- Copy of the identity document of the company’s legal representative
- Copy of the future occupant’s ID;
- Copy of the last three tax returns (for unlisted companies)

- If you are a salaried individual :
- Copy of valid identity card or passport
- Copy of valid visa or residence permit

- If you are a property owner: copy of property tax return
- If you are already a tenant: 3 last rent receipts
- Employer’s certificate or copy of employment contract less than 3 months old
- Copy of pay slips for the last 3 months
- Copy of latest tax assessment

- Copy of valid visa or residence permit

Cancelling the lease
How long is the notice period?
- As a tenant, you can give notice at any time during the term of the lease, by sending a registered letter with acknowledgement of receipt to the owner or to EIFFEL HOUSING (if we manage the apartment).
- You must give 1 month’s notice from receipt of the letter, during which time you are still liable for the rent.
Can the owner terminate the lease at any time?
- No. The landlord can only give you notice 6 months before the expiry of the lease for an empty rental and 3 months before the expiry of the lease for a furnished rental. Notice of termination must be given by registered letter with acknowledgement of receipt, respecting this deadline.
- If neither party gives notice, the lease is tacitly renewed under the same conditions as when it was signed.
Rental costs
What are the rental fees?
- In the case of a lease for a principal residence, the fees are those applicable under the ALUR law: 15€/m2 incl. VAT, including 12€/m2 for the visit, preparation of the file and drafting of the lease, and 3€/m2 for the entry inventory of fixtures.
- In the case of a lease governed by the French Civil Code (company housing, pied-à-terre, second home), the rental fee is 1.5 months’ rent excluding VAT.
- In the case of a lease of less than one year, the fee is 75% of one month’s rent excluding VAT.
What charges do I have to pay in addition to the rent?
- Rent includes “charges”, i.e. condominium fees. These correspond to the services you enjoy as an occupant of the apartment (heating in the case of collective heating, elevator, maintenance of common areas, janitor’s fees, etc.).
- As a tenant, you are also responsible for the following charges (unless otherwise stated), which you pay directly to the service provider:
- Electricity
- City gas and boiler maintenance (if applicable)
- Internet access (if not included in rental)
- Council tax (if you are the occupant of the property on January 1st) and household waste collection tax (pro rata temporis to the time spent in the apartment).
Is Internet included in the rent for furnished apartments?
- It all depends on the landlord’s choice. Some offer Internet access included in the rent, others not. If Internet access is included in the rent, the contract is in the landlord’s name.
What is the security deposit for? How much is it?
- The amount of the security deposit is :
- 1 month’s rent excluding charges for an empty apartment;
- 2 months’ rent excluding charges for a furnished apartment.
- The deposit is cashed by the owner or agency, and returned within the legal time limit (1 or 2 months after vacating the premises).
- The security deposit is used to guarantee the condition of the apartment, and covers any cleaning expenses or repairs not carried out by the tenant. It is payable when the lease is signed.
Problems during rental
Who do I contact if I have a problem during the rental period?
- If EIFFEL HOUSING manages the apartment, we represent the owner, act on his behalf and are therefore your contact.
- Otherwise, the owner will be your contact.
Who is responsible for repairs in the apartment?
- The division of responsibilities between tenant and landlord is defined in the list of maintenance and rental repairs set out in the ministerial decree of August 1987. This list is attached to the lease contract.
- If the repair is the responsibility of the owner, and EIFFEL HOUSING is the property manager, we will take the necessary steps to repair what needs to be repaired.
What happens in the event of a claim?
- In the event of damage (e.g. water damage), you must immediately inform EIFFEL HOUSING or the landlord, and make a declaration to your home insurance.
- If the owner is responsible for resolving the problem, and EIFFEL HOUSING is the property manager, we will take the necessary steps to resolve the problem.
Can you solve a problem I’m responsible for solving?
- If you are responsible for solving the problem, we can help you. We charge a flat rate of €50 (incl. VAT) for travel and €60 (incl. VAT) per hour.
