Getting ready to rent your property
On the practical aspects it is important to prepare the apartment in order to show it at its best :
- the apartment must be in perfect (or at least good) condition, ideally repainted.
- all major repairs should be done in order to avoid negotiation or concerns for a future tenant
- small repairs should be anticipated (bulbs, sanitary facilities, door knobs…) the tenant will be sure to ask for
- a smoke detector is mandatory
- If the heating is individually gas-powered, make sure that the boiler has undergone its annual maintenance check (and that you have obtained the maintenance certificate from the previous tenant)
- it’s wise to have enough sets of keys (of which one should be available for the visits)
- the apartment should be tidy and clean (for photo shooting and visits)
- the apartment should be « neutral » (free of personal belongings, books, pictures…)
We need some to collect the following documents from you :
- Proof of ownership (property deed or property tax notice)
- Copy of ID
- Co-property expenses statement
- Electricity and gas bills
- Last maintenance certificate if the property has an individual gas boiler
- Up-to-date mandatory diagnostics
- Non-occupying owner home insurance certificate
- Up-to-date inventory (for furnished apartments)
- Bank information (RIB) for rent and security deposit payments
- If possible, a floor plan
