Getting ready to rent your property

On the practical aspects it is important to prepare the apartment in order to show it at its best :

  • the apartment must be in perfect (or at least good) condition, ideally repainted.
  • all major repairs should be done in order to avoid negotiation or concerns for a future tenant
  • small repairs should be anticipated (bulbs, sanitary facilities, door knobs…) the tenant will be sure to ask for
  • a smoke detector is mandatory
  • If the heating is individually gas-powered, make sure that the boiler has undergone its annual maintenance check (and that you have obtained the maintenance certificate from the previous tenant)
  • it’s wise to have enough sets of keys (of which one should be available for the visits)
  • the apartment should be tidy and clean (for photo shooting and visits)
  • the apartment should be « neutral » (free of personal belongings, books, pictures…)

We need some to collect the following documents from you :

  • Proof of ownership (property deed or property tax notice)
  • Copy of ID
  • Co-property expenses statement
  • Electricity and gas bills
  • Last maintenance certificate if the property has an individual gas boiler
  • Up-to-date mandatory diagnostics
  • Non-occupying owner home insurance certificate
  • Up-to-date inventory (for furnished apartments)
  • Bank information (RIB) for rent and security deposit payments
  • If possible, a floor plan
