New Energy Performance Certificate (DPE)

The criteria used to calculate the Energy Performance Certificate (DPE) were significantly overhauled in 2021, aiming to provide a more accurate reflection of real energy efficiency. A timetable for the prohibition of ‘thermal sieves’ (“passoires thermiques”)  has been published to encourage property owners to undertake energy renovation works.

• January 1, 2023: Prohibition of renting out properties classified as G+, meaning those with energy consumption exceeding 670 kWh of primary energy per square meter per year.
• January 1, 2025: Prohibition of renting out properties classified as G.
• January 1, 2028: Prohibition of renting out properties classified as F. Properties classified as G or F cannot be rented out from January 1, 2025. This prohibition will extend to properties classified as E from January 1, 2028.

This series of prohibitions is poised to amplify the strain within the rental market.
